• What you are weighing — a specific property of ours, an area, or "where do I start".
• Your rough budget band — it decides which honest options exist.
• Your timeframe — buying in the coming months, or planning a year out. Both are welcome; the advice differs.
• How you will use it — full-time home, winter base, rental investment, or a mix.
